Privacy Policy

Odosan (“we,” “our,” or “us”) is a home maintenance management app that helps first-time homeowners track, maintain, and protect their home through personalized guidance, health scoring, and service logging.

What Odosan Does

Odosan helps homeowners build a home profile (address, home type, year built, systems), receive personalized seasonal maintenance alerts, log services, track spending, and generate a shareable Home Health Scorecard for insurance or resale purposes.

Information We Collect

Account Information: When you sign in, we receive your user ID and, if you choose, your name and email address.

Home Information: Address, home type, year built, square footage. We use your address to estimate soil type, climate zone, and regional hazards. This detection is heuristic-based (not GPS-precise) and labeled as estimated.

System Data: The home systems you track (water heater, HVAC, sump pump, etc.), their service dates, and maintenance status.

Service Logs: Records of maintenance you perform or schedule, including dates, notes, and costs.

AI Conversations: When you use “Ask Odosan,” your questions and our responses are processed to provide personalized advice. Conversations are not stored on our servers beyond the active session.

How We Use Your Information

We use your information to calculate your Home Health Score, generate personalized maintenance recommendations, send seasonal push notifications, produce shareable reports for insurance purposes, and improve the app experience.

We do not sell your information, display advertising, track your behavior across apps, or share your data with real estate companies, insurance providers, or third parties without your explicit action.

Regional Detection

Odosan estimates your soil type, climate zone, and regional hazards from your address string using heuristic matching (not GPS or government databases). These estimates are labeled “Low confidence — estimated from address” in the app. We do not store or transmit your precise location.

Home Health Scorecard Sharing

When you choose to share your scorecard, you control what is shared and with whom. The shared report includes your home profile, tracked systems, service history, and scores. Sharing is initiated only by you through the iOS share sheet.

Data Storage

Home data is stored locally on your device using iOS native storage. If you use cloud sync, data is stored under Apple's privacy protections. We do not maintain a centralized database of your home information.

Push Notifications

With your permission, Odosan sends local push notifications for seasonal maintenance alerts and service reminders. These are generated on your device based on your home profile data — not from our servers. You can disable notifications in Settings at any time.

Third-Party Services

Odosan uses the Anthropic Claude API for the “Ask Odosan” AI chat feature. Your home profile data is sent to the API to generate personalized responses. No other third-party analytics, advertising, or tracking services are used.

Children's Privacy

Odosan is designed for adult homeowners. The app is not directed at children under 13 and we do not knowingly collect information from children.

Your Choices

You can view and update all information in the app at any time. You can disable push notifications in Settings. To delete your account and all associated data, use the “Delete account and all data” option in Settings, or email contact@odosan.care. Data is deleted immediately on-device and within 30 days from any cloud services.
